As a full-service General Contractor, we believe that it is our job to lead the entire “Pre-Construction” process as the property owner’s representative. We prioritize establishing realistic budget goals and realistic schedule goals early on, and then driving the design process in a way that is collaborative and helpful to design professionals but is also responsible to the property owner’s specific goals overall.
A successful pre-con phase will produce the following results:
- We design final construction docs to meet budget specifications
- Final spec book addressing interior finishes, appliances, fixtures. These items would be selected with owner and/or Designer input but would be designed to client budget specifications
- Complete Landscape design to Client budget specifications
- All mechanical, electrical, and plumbing systems identified and designed to the Client budget specifications
- All Building envelope systems, and structural components identified and designed to the Client budget specifications
- All Build teams, in-house players and subcontractors identified and bought into budget spec.
- A fully developed “Fixed price Contract” or “Cost Plus Contract” for the execution of the work
- Permitting
- A fully developed “Build timeline” that will identify a completion date based on actual start date
We aim to take as much of the burden off of our clients as possible as your representative in this process. We believe in this process. While challenging, it can still be extremely rewarding for everyone involved and can even be fun!

Once our team establishes what we call a ‘Round Wheel’ during the pre-con phase, and we all fully understand and agree on the desired approach, we are ready to begin execution of the project. Each project is assigned a dedicated, on-site Supervisor. The Site Super carries out the ‘design intent’ to the absolute highest level of accuracy and quality. He serves as the main hub of communication between the Project Manager, Property Owner and all other subs and consultants. With daily photos, frequent communication and weekly update meetings that address current status and weekly progress goals, our process is designed to curate a positive experience from beginning to end.
